You might need an Optional Inspections Report if you are buying a property with Optional Systems. That’s because you might have to hire a seperate TREC home inspector if your inspector doesn’t inspect those systems. An inspector is not required to inspect the components or systems listed in the SOP as OPTIONAL. However, if an inspector agrees to inspect an optional component all of the TREC rules apply.
Most home inspectors only inspect the physical house. That could be for several reasons. For instance, the inspector is not qualified to inspect the optional system. More likely than not, the inspector just wants to stick with the basics. The number one reason for that is inspecting optional systems can take a great deal of time. In fact, it takes about the same time to inspect some systems as it does to inspect the whole house. That means the inspector might not to be able to get another inspection (or two) on the same day.
The Wildcat Inspections Team believes that is not in the best interest of the client. Mostly because hiring two inspectors cost more money to the client. That’s why we have discount prices when you bundle the Optional Inspections with the TREC Report.

TREC also requires that the inspector must be qualified to perform those types of inspections and include the findings in a TREC report. This can be done through certifications or other recognized merits. The majority of Home Inspectors do not perform those optional inspections for several reasons.
